Interior
All services include email report with date stamped digital photo. Services are based on individual customer needs.
- Check for signs of forced entry, theft or vandalism
- Check for signs of water damage on ceilings, floors and walls
- Look for signs of insects and other pests
- Check for leaks behind toilets, under sinks, and around appliances
- Check furnace and hot water heater for leaks and unusual sounds
- Check temperature of house in all heating and cooling zones
- Flush toilets and run all faucets
- Rotate light timers and replace burned out bulbs
- Check water purifier and basement water pumps
- Check for unusual odors, such as mold, natural gas or propane, and fuel
- Test smoke and carbon monoxide detectors
Exterior
- Visually inspect roof and gutters for damage
- Remove flyers, phone books, bills or packages from front entry area
- Inspect exterior for signs of forced entry or vandalism
- Check property for signs of damage from storms or vandalism
- Check fuel oil or propane levels
- Check and replace propane grill tank
Closing and Opening Services
Opening - Prior to your arrival, we will:
- Set thermostats to 70 degrees (or desired temperature)
- Turn on hot water tank
- Turn on ice maker
- Set clocks
- Turn on outside lights for your arrival
Closing - After you leave, we will:
- Empty and turn off ice maker
- Set temperature to 62 degrees (or desired temperature)
- Empty refrigerator of perishables
- Dispose of garbage
- Turn off hot water tank
- Secure all windows and doors
Additional Services

- Storm checks to look for evidence of ice dams, heavy snow loads or damage from wind or trees.
- Vehicle services - start and drive if insured
- Bring vehicles to be serviced.
- Open the house for contractors and other service providers. Securing the house when they leave
- Monitor work done by contractors, repairmen and other service providers
- Grocery shopping or other personal errands

Closing Cleaning - Your house will be cleaned from top to bottom. Upon your request, I will also remove and launder all bed linens and remake beds, put away or cover patio furniture, clean the refrigerator, and clean the insides of windows.
Opening Cleaning - Before you arrive I will prepare your home for your arrival with a thorough cleaning. While I am there, I will open windows to let in fresh air. I can also set up the patio furniture and put out flowers to welcome you home.
Pre-construction Preparation – I will remove all smaller items from working areas, strip and bag linens and move them to a sealed area, cover and seal mattresses, cover furniture, empty closets, cover or remove window treatments if possible, and cover lights and ceiling fans.
Post construction clean up – I will clean and dust to remove construction dust, wash insides of windows, remove plastic coverings, put small items back in place and make beds and return items to closets.*
*For my safety and for the safety of you and your family, I will only do post construction clean up on homes that have been worked on by licensed contractors who follow Commonwealth of Massachusetts regulations concerning lead and asbestos removal.
